Our approach
There's more than one way to manage an apartment
Good reviews, high occupancy and steady income always take a great deal of work that owners rarely see.
Every day, prices change, new bookings arrive, guests ask questions, apartments are prepared for check-in, reviews come in, practical issues are resolved and calendars are updated. This work never stops, whether you are in Montenegro or thousands of kilometres away.
That's why apartment management is an ongoing process, not a one-off service. While the property stays busy, you receive clear reports, steady income and the freedom to use your apartment when it suits you.

Questions
Pricing FAQ
How much does rental management cost in Montenegro?
We offer two main rates: 10% for long-term rentals and 30% for short-term rentals, with the latter calculated after operating expenses.
How is the 30% short-term rental commission calculated?
Cleaning, consumables and regular utility bills are deducted from the income first. The 30% commission is then calculated on the remaining amount.
Which expenses are deducted before calculating the short-term rental commission?
Cleaning, consumables for guests and the apartment, and regular utility costs associated with running the property.
Are there fixed charges on top of the percentage fee?
Our standard model is percentage-based. Additional repairs and furnishing work are agreed separately and paid for by the owner based on the work actually carried out.
What reporting do owners receive?
Monthly reports covering income, expenses, the final balance, and notes on the property's condition and outstanding tasks.
How do you keep operations transparent?
All recurring costs and one-off expenses are recorded, supported by documentation and included in the owner's report.
Which areas do you cover?
Budva, Bečići, Rafailovići, Pržno, Petrovac and nearby locations where our team can provide reliable, regular oversight.
